These terms set out the basis on which Ascent Introductions Ltd (“Ascent Introductions”, “we”, “us”, “our”) provides its services. Please read them carefully. By engaging us, or by using this website to make an enquiry, you acknowledge and accept these terms.
Ascent Introductions Ltd is a boutique capital introducer operating in England & Wales. Our role is limited to facilitating confidential introductions between experienced property developers seeking capital and private investors, family offices, institutional funds and joint-venture partners deploying capital into UK residential and mixed-use development — typically within the £10m–£40m GDV range.
Ascent Introductions provides introductions only. We do not:
We operate on a non-regulated basis. Nothing we provide constitutes a financial promotion, offer, inducement, recommendation or solicitation to invest, nor advice on the merits of any transaction.
Any introduction is made on the basis that each party will carry out its own independent due diligence and take its own professional advice — legal, financial, tax and regulatory — before entering into any transaction. We give no warranty or representation as to the accuracy or completeness of any information provided by any party, the standing or suitability of any counterparty, or the outcome of any introduction.
We are typically engaged on a success basis. Save as separately agreed in writing, no fee is payable unless an introduction made by us results in a completed transaction or committed capital. Specific fee terms are agreed in writing on a case-by-case basis before any introduction proceeds. We do not charge retainers or listing fees unless expressly agreed in writing.
We treat all project and party information as strictly confidential and disclose it only with the relevant party’s knowledge, and only for the purpose of a potential introduction. We expect all parties to treat information shared through us with equal confidentiality.
We do not guarantee that any introduction will be made, that any introduction will lead to a transaction, or that any particular outcome will be achieved.
To the fullest extent permitted by law, Ascent Introductions Ltd shall not be liable for any loss or damage arising from any introduction, any transaction or dealings between introduced parties, or any reliance on information provided by us or by an introduced party. Nothing in these terms excludes or limits any liability that cannot lawfully be excluded or limited.
Our services are intended for experienced developers and for professional, sophisticated or high-net-worth investors. They are not directed at, or intended for, retail consumers.
These terms are governed by the laws of England & Wales, and the courts of England & Wales shall have exclusive jurisdiction over any dispute arising from them.
